
Eclipse Planning Services were appointed to advise on the planning issues arising from the demolition of The Tudor and its redevelopment with 6 dwellings. The site is prominently located on the High Street in Fenstanton, within the village conservation area and in close proximity to listed buildings and protected trees. Whilst not listed itself, this mock-Tudor style ‘gateway’ building, originally built as a hotel, is considered a non-designated heritage asset.
Working with a consultant team, advice was provided on a range of matters including planning policy, architecture, the impact on heritage assets, trees, flood risk, biodiversity and residential amenity.
The final design, inspired by the architectural form and details of The Tudor, sought to preserve the character and appearance of the Conservation Area and the setting of nearby listed buildings, retain the current sense of openness and safeguard the protected trees. The planning submission was comprehensive and secured consent for the development.
