
Acting for the landowners of the Green End Industrial Estate, Eclipse Planning Services achieved permission to redevelop part of this brownfield site for up to 90 dwellings.
The site had some complex planning policy considerations. Whilst it is within the village framework, the scale of development proposed was beyond that normally considered to be acceptable for this type of settlement. However, the Council did not have a five year housing land supply at the time of considering the planning application. Furthermore, the site was part of a larger area of land proposed in the Submission Local Plan for a mixed use development for up to 90 dwellings with employment uses on not less than 25% of the site.
Eclipse Planning Services led a multi-disciplinary consultant team and demonstrated that the proposal would be in accordance with the emerging site allocation and that the benefits of providing new homes in a sustainable location outweighed any adverse impacts of the development in terms of its scale, the retention of employment uses, prematurity, impact on local services, residential amenity and highway safety. The proposals received the support of both Officer’s and the Planning Committee.
